Unmodernised Residential Property

Whether it’s a house, flat, or an entire apartment building requiring renovation, this type of purchase represents a large proportion of our annual transactions. We are able to consider any condition, even unmortgageable, derelict or with structural issues. Our acquisitions team oversee every step of the process, from making the offer to ensuring a swift exchange of contracts and completion.

Short Lease Flats & Houses

An acquired taste for owner occupiers, seasoned property investors, and virtually all high street banks and building societies. A lengthy and complicated process makes these assets very difficult to sell quickly. However, our experience in this property type, longer term approach, and cash position, mean we are able to make our valuation quickly, and proceed to a prompt exchange of contracts.

Our team of specialist surveyors and skilled negotiators ensure a professional approach in all aspects of this type of acquisition.

Regulated Tenancies

Individual property and Portfolios subject to all tenancies are considered, including protected tenants, Assured Shorthold Tenants, and even tenancies unknown.

Houses in Multiple Occupation

We will buy licensed and unlicensed HMOs. With local authorities becoming increasingly intolerant of non complainant buildings, many landlords face a choice between costly improvements to meet ever changing regulations or selling. With possible criminal proceedings and significant fines as possible punishments for non compliance, there is often strong motivation to sell. We have the funds, appetite and management expertise to resolve outstanding housing act notices, and to meet all HMO licensing obligations.

Office Buildings

Of interest as either a commercial investment or if there is potential to convert to residential under Permitted Development. D Class buildings are also sought.

Mixed Use Buildings and Shop Parades

Single unit shop and upper parts, or entire parade asset management opportunities are of interest. Vacant or tenanted, with or without additional development opportunities.

Residential and Commercial Portfolios

Our founding Director brings considerable experience and expertise in the acquisition, asset management, and ‘break-up’ of sizeable mixed use property portfolios of lot sizes ranging from £10-£20M

Land  & Development Sites

All opportunities are of interest, from back land and side plots, to larger site assembly and large scale development projects.  Our planning team are constantly assessing new sites, and a thorough appraisal can be carried out without delay.

Company Acquisitions

With all property types, size and nature of transaction, Clarence Property Group can either acquire the assets or purchase 100% of the share capital of the selling company.
